What to Know Before Buying on the Lake

  • Waterfront vs. lake access: some homes sit right on the water, while others are in neighborhoods with shared lake access. Prices differ a lot between the two.
  • Docks and shoreline rules: the lake is a federal reservoir managed by the U.S. Army Corps of Engineers, and docks and shoreline use require permits. Whether a lot can have a dock is one of the first things to check.
  • Water depth and views: lake levels change with the seasons and with rainfall, so look at depth at the dock, not just the view.
  • Flood insurance and surveys: ask about the property line along the water and whether flood insurance is needed.
